This site is operated by Levonix Homes Pty Ltd (ACN 168 777 384), a residential builder servicing Geelong, the Bellarine, and the Surf Coast. All information provided on this site is for general information purposes only. While we make every effort to ensure the content is accurate, we make no representations or warranties of any kind, express or implied, about the completeness, accuracy, reliability, suitability, or availability of the website or the information contained within.

Nothing on this website constitutes legal, financial, or building advice. For tailored information or a formal quote, please contact us directly.

2. Use of the Website 

You may use this site for personal, non-commercial purposes only. You must not use the website or its content in any way that:

Is unlawful, fraudulent, or harmful

4. Design Ownership

All house designs, floorplans, renders, brochures, and facade images displayed on this site are the property of Levonix Homes. They may not be reused, reproduced, copied, adapted, or shared in any form without our prior written consent.

Any use of our intellectual property without permission may result in legal action.

5. Floorplans, Renders & Inclusions

All floorplan dimensions, areas, and facade images shown on this website are indicative only and subject to change. Images may contain upgrade items not included in base prices (e.g. feature cladding, landscaping, or fixtures).

Inclusions shown in renders and brochures are for illustrative purposes only. Always refer to your formal quotation and signed HIA building contract for the final list of inclusions.

6. Promotions & Special Offers

From time to time, Levonix Homes may advertise special promotions, incentives, or package inclusions. All such offers:

Are subject to change, extension, or withdrawal at any time without prior notice.

May be limited to specific home designs, façade options, locations, or estates.

Cannot be combined with any other promotion, offer, or discount unless expressly stated in writing.

Are not transferable or redeemable for cash or credit.

Apply only to new clients who have not previously entered into a building contract with Levonix Homes.

May be subject to specific eligibility criteria, payment milestones, or promotional periods.

All promotions are offered in good faith but are subject to confirmation at the time of contract signing. Where there is any inconsistency between the general terms above and the specific terms of an individual promotion, the specific terms will take precedence.

Current Promotion: “ Exclusive Gen Fyansford House & Land Package – $30,000 in Rebates & Upgrades”

Fyansford House and Land Promotion Terms and Conditions

Promotion

This promotion combines benefits offered by Levonix Homes Pty Ltd (ABN 56 168 777 384) and the developer of Gen Fyansford. It applies exclusively to the advertised house and land package for Lot 3402 Elevation Drive, Fyansford and is limited to one package.

Eligible House Design

The promotion applies to the Levonix Homes Summer 24 plan with the Oceanside 12.5 façade.

Requests to use another floorplan, façade or configuration are subject to suitability for the lot, written approval from Levonix Homes and complete repricing. The promotional benefits will not automatically transfer to another design unless confirmed by Levonix Homes in writing.

Package Price

The advertised house and land package price of $900,259 is stated before the promotional benefits are applied.

The package price represents the combined advertised price of the land and construction of the home under separate contracts. The final land price and building price will be confirmed in the relevant land and building contracts.

Promotional Benefits

The total promotional value is up to $30,000 and comprises a $15,000 Gen Fyansford land rebate, up to $5,000 from Gen Fyansford towards landscaping and up to $10,000, including GST, in eligible upgrade credits provided by Levonix Homes.

Gen Fyansford Benefits

The $15,000 land rebate and contribution of up to $5,000 towards landscaping are offered and administered by the developer of Gen Fyansford.

These benefits are subject to the developer’s eligibility requirements, land contract terms, settlement conditions and any other applicable terms and conditions.

The developer will determine the method, timing and availability of the land rebate and landscaping contribution. Levonix Homes does not determine eligibility for or administer these benefits.

Purchasers should contact Gen Fyansford directly for full details, eligibility requirements and terms and conditions relating to the land rebate and landscaping contribution.

Levonix Homes Upgrade Credit

Levonix Homes provides up to $10,000, including GST, in eligible upgrade credits.

The credit may be applied toward eligible façade upgrades, eligible Colour Studio upgrades or a combination of both, up to a total value of $10,000 including GST.

Façade upgrades are subject to availability, suitability for the Summer 24 plan and Lot 3402, developer approval where required and written confirmation from Levonix Homes.

Colour Studio upgrades must be selected from nominated Levonix Homes suppliers and product ranges.

The upgrade credit cannot be redeemed for cash or transferred to another person, property, lot or building project. It cannot be applied toward the land purchase, deposits, base building price, site costs, structural floorplan changes, professional fees or statutory charges.

If the purchaser selects less than $10,000 in eligible façade and Colour Studio upgrades, the unused balance will be forfeited. Any upgrade costs exceeding $10,000 must be paid by the purchaser.

The upgrade credit cannot be combined with another Levonix Homes promotion unless agreed in writing.

Separate Contracts

The house and land package involves separate contracts. The purchaser will enter into a land contract with the land vendor and a domestic building contract with Levonix Homes.

The land vendor and Levonix Homes are separately responsible for their respective contracts and promotional benefits.

Approvals and Additional Costs

The façade, floorplan, siting and specifications remain subject to final survey, soil testing, engineering and all required planning, building, developer and council approvals.

Changes or additional costs may be required as a result of site conditions, authority requirements, purchaser-requested changes or matters identified during the quotation and contracting process.

Images and Inclusions

Landscaping, fencing, furniture, décor and other items shown in images but not expressly listed as inclusions are for illustrative purposes only.

The advertised façade may require modification to obtain developer, planning or building approval.

Excluded Costs

Stamp duty, conveyancing and legal fees, finance costs and other costs associated with purchasing the land are not included unless expressly stated.

Securing the Package

An enquiry or expression of interest does not secure the package. The purchaser must satisfy the reservation, contracting and deposit requirements advised in writing by the developer of Gen Fyansford and Levonix Homes.

Promotion Availability

The promotion is available until Lot 3402 is sold or the promotion is withdrawn.

Levonix Homes and the developer may amend or withdraw their respective promotional benefits before the relevant land and building contracts become binding.

Final Contract Documents

The signed land contract, domestic building contract, specifications and associated contract documents will confirm the final price, inclusions, promotional benefits and applicable conditions.

Nothing in these terms and conditions limits any rights available under the Australian Consumer Law.

7. Privacy and Data Collection

Your use of this website is also governed by our [Privacy Policy], which outlines how we collect, use, and protect your personal information. 10. Contracts vs. Website Content

Nothing on this website overrides the terms of your signed HIA building contract with Levonix Homes. Formal pricing, designs, timelines, and obligations are set out in your contract documents and not on this site.

All building agreements are subject to council approvals, site assessments, soil reports, developer guidelines, and compliance with local planning requirements.

11. Pricing Disclaimer

All prices displayed on this website—including base prices, upgrades, promotions, and house and land packages—are indicative only and may change without notice. Prices can vary based on:

Site-specific conditions (e.g. slope, soil classification, retaining requirements)

Location, developer/council regulations, or zoning overlays

Client-selected upgrades, inclusions, or design modifications

These Terms & Conditions are governed by the laws of Victoria, Australia. Any disputes arising in connection with this website shall be subject to the exclusive jurisdiction of the courts of Victoria.
