General

Q: Where do you build?
A: We build throughout the Surf Coast, Geelong, and Greater Geelong regions. If you’re unsure if your land falls within our service area, feel free to head over to our build locations page, or get in touch.

Q: Do you offer custom home designs?
A: Yes! We offer flexible building options—start with one of our floorplans, modify it to suit your lifestyle, or bring your own plans for a custom quote.

Q: Are you a volume builder?
A: No. We sit beautifully in between. Big enough to get great pricing, yet we intentionally limit the number of builds we take on each year to provide personal service and attention to detail.

Design & Selections

Q: Can I change the floorplan or facade?
A: Absolutely. We’re all about flexibility. Our in-house design team can help you tailor the layout and facade to suit your needs, block, and budget.

Q: Do you have a colour showroom?
A: Yes—we have an on-site colour selections studio where you’ll work with our qualified interior designer to bring your vision to life.

Q: What’s included in the base price?
A: Our standard inclusions are carefully selected to deliver exceptional quality and value. You can view a full list of inclusions on our [Inclusions Page].

The Build Process

Q: How long does the building process take?
A: Every project is unique, but as a general guide, construction typically takes 6–9 months depending on the home design, site conditions, and weather.

Q: Will I have a dedicated site supervisor?
A: Yes. Your build will be managed by a dedicated site supervisor who will keep you informed and ensure quality workmanship at every stage.

Q: Can I visit the site during construction?
A: Yes, you can request site visits at key stages so you can see your new home taking shape. Safety protocols must be followed during visits.

Contracts & Payments

Q: What type of building contract do you use?
A: We use the standard HIA contract for all residential builds, which provides clear terms, progress stages, and payment schedules.

Q: How are progress payments made?
A: Payments are made at key stages of the build (deposit, slab, frame, lock-up, Fix and final). Your contract will clearly outline these stages.

House & Land Packages

Q: Do you offer house and land packages?
A: Yes, we work closely with developers to offer house and land packages in key growth areas. You can browse available packages on our [House & Land page].

Q: Can I modify the house in a package?
A: Yes! All our house and land packages are customisable. We can adjust the design, facade, or inclusions to suit your style and needs.

After Handover

Q: Do you offer a warranty?
A: Yes, all our homes are backed by a 10-year structural warranty and a 90-day maintenance period for any minor issues post-handover.

Q: What happens if I find a defect after moving in?
A: During your maintenance period, you can report any concerns and we’ll organise prompt rectification.

 

Pre-Construction & Planning

Q: Can I build on a sloping or narrow block?
A: Yes, we have experience building on challenging sites and can tailor designs to suit sloping, narrow, or corner blocks.

Q: Do I need land before engaging you?
A: Not necessarily. We’re happy to help you find a suitable block or assess potential sites before you commit to purchasing.

Q: Do you organise soil testing and site surveys?
A: Yes, once you’ve paid a preliminary deposit, we arrange all necessary investigations to ensure accurate pricing and planning.

Finance & Budgeting

Q: Can I get a quote before I commit to anything?
A: Yes, we provide a custom quote based on your chosen design, block, and inclusion level—obligation-free.

Q: Do you offer fixed-price contracts?
A: Yes. After the preliminary stage and once all site investigations and selections are complete, we offer a fixed-price contract so you can build with confidence.

Upgrades & Customisation

Q: Can I choose my own fixtures and finishes?
A: Yes. You’ll have a dedicated colour selection appointment with our interior designer, where you can choose from our standard range or explore upgrade options.

Q: Can I include energy-efficient or sustainable upgrades?
A: Definitely. We can incorporate solar systems, double glazing, water tanks, and other sustainable options into your build.

Q: Can I install my own appliances or materials?
A: In some cases, yes. Let us know during the design stage so we can assess compatibility and warranty implications.

Q: Do you build duplexes or investment properties?
