What Happens Before We Break Ground

Every successful build starts with a well-run pre-site process. At Levonix Homes, we’ve refined this stage to be as transparent, supportive, and structured as possible — whether you’re selecting one of our standard floorplans or working with us on a fully custom home.

Two Paths, One Goal: A Smooth Start to Site

We offer two pathways depending on your home design:

  • Standard Builds: Using one of our Levonix-designed floorplans
  • Custom Builds: Amending our plans or bringing your own

Both follow the same core process, but timelines and inclusions vary slightly depending on the complexity of your home.

Step-by-Step: Your Pre-Site Journey

1. Preliminary Agreement
& Initial Quote

We begin with a detailed quote based on your plan, façade choice, and any upgrades. Once you’re happy with the estimate, we issue a preliminary agreement and request an initial holding deposit to cover early works.

  • Standard Builds
    $3,500 holding– includes quoting, minor layout tweaks, and selections integration
  • Custom Builds
    $3,500 holding– includes up to 5 quotes and 3 rounds of floorplan sketches
  • Double Storey/Split Level Custom Builds
    $4,500 holding– includes up to 5 quotes and 3 rounds of floorplan sketches

2. Customisation & Final Quote

Once you’ve reviewed sketches and confirmed your selections, we issue a second holding deposit invoice to proceed with working drawings and pre-site documentation.

  • Standard: $3,500 holding
  • Custom: $4,500 holding
  • Double Storey/Split Level Builds: $5,500 holding

Includes soil test, site survey, working drawings, engineering, energy rating, contract drawings, and full-day colour appointment.

3. Contract Drawings
& Colour Selections

We’ll draft your elevation and contract drawings (with 2 rounds of edits included) and schedule your interior/exterior selections appointment. You’ll meet with our in-house designer to finalise finishes, colours, and any final upgrades.

Important: Once selections are complete, your quote and plans must be locked in. Any further changes may incur fees.

4. Developer Approvals,
Compliance & Engineering

We’ll handle:

  • Soil testing & BAL/Wind ratings
  • Working drawings
  • Developer design guidelines (where required)
  • Council applications, legal point of discharge, and property reports
  • Engineering & energy rating (minimum 7-star)

5. Final Checks & Building Contract

We complete structural estimating, issue your draft HIA contract and final plans. Once signed, we will issue your warranty insurance certificate and your 5% deposit invoice (minus any previous payments) Once your deposit is paid— and your finance is unconditional — we move to building permit application.

6. Building Permit & Site Readiness

Once the permit is approved:

  • You’ll receive your builder’s pack (incl. approved plans & warranty insurance)
  • We ensure your site is ready (pegs visible, block clear)
  • We issue commencement notification and prepare to start onsite

A Note on Timelines.

Most pre-site items begin only once your land is titled and settled. Custom homes typically take longer through pre-site due to the added design and drafting steps. Your salesperson will provide a realistic timeline based on your specific home.
